What is real estate crowdlending?

Real estate crowdlending is a collective financing model where hundreds of investors lend capital to property developers or owners in exchange for a fixed return. Every loan is backed by the property itself as a mortgage registered in the Mexican Public Property Registry.

    Sign the mortgage-backed loan

    Electronically sign your mortgage-backed loan contract and transfer the capital to the bank trust holding the project collateral.

Frequently asked questions

Everything you need to know before investing

What is the minimum amount to co-invest?+

You can start co-investing from $1,000 MXN per project. There is no maximum amount, though for tickets above $500,000 MXN additional source-of-funds checks apply under the Mexican Fintech Law.

How is my money protected?+

All raised capital is administered inside a regulated bank trust. The real estate asset is mortgaged in first lien in favor of the co-investors until the project is fully repaid.

How are my returns taxed in Mexico?+

Mxistorie issues an annual withholding tax certificate with the income tax already withheld so you can file your provisional or definitive payments before the SAT directly from your tax portal.

How is this different from buying a whole property?+

You do not need to file a deed, manage tenants or pay property tax and maintenance. You get the proportional financial upside without the operational burden or the traditional illiquidity of real estate.

What happens if a project defaults?+

The trustee enforces the mortgage through the corresponding judicial procedure. Once the collateral is enforced, recovered proceeds are distributed proportionally among the co-investors.

Is Mxistorie regulated in Mexico?+

Mxistorie S.A.P.I. de C.V. operates under the Mexican Fintech Law. Its authorization as a Collective Financing Institution is currently in process before the CNBV.
